Minimum Energy Efficiency Standards (MEES) in the residential Private Rented Sector (PRS) apply to privately rented domestic properties in England and Wales.
The aim of MEES regulations is to improve the energy efficiency and quality of privately rented homes.
A property’s energy efficiency rating is recorded on an Energy Performance Certificate (EPC), ranging from A (most efficient) to G (least efficient).
Since 1st April 2020 landlords in the PRS have only been allowed to continue renting their property if it has an EPC rating of E or higher (D-A), unless they have a valid exemption in place. They face financial penalties of up to £5,000 per property if non compliant.
The new UK government has recently confirmed plans which will mandate all rented properties to achieve a minimum EPC rating of C by 2030.
