Landlord fined thousands for having a low EPC rating

Tewkesbury Council have issued a statement this week, having fined a landlord a total of £4,500 for failing to meet the current requirement of EPC rating E or above.

There are exemptions to the current legislation and these include when the cost of making the cheapest recommended improvement required to reach EPC E or above would exceed £3,500.

As ever, the goalposts are still  moving! By 2030 it is likely that all private rented properties will have to be rated C or better, with all new tenancies needing to meet the standard by 2028. Also, the fines for failing to meet EPC standards going forward are set to be significantly higher than they are currently.
